As land planners, we discern and consider the natural factors in making decisions which affect the environment. Through careful evaluation and thorough analysis, we are able to specify the most appropriate use for a particular landscape in conjunction with client needs.

Our Approach

Our approach to land planning considers these principles in order to generate optimum solutions for particular situations ranging from regional projects to residential uses. We evaluate the environmental factors prior to formation of any design concept. After all considerations are taken into account, we establish the best possible physical relationship between the people, the land and the architecture.

The sequence below forms the basis for a definitive proposal of services rendered to a client, architect or
developer concerned with achieving the most appropriate and highest quality design solution:

  • SITE INVENTORY AND ANALYSIS: A comprehensive inventory is taken to record each environmental factor and weigh its relative importance to other determinants. Key environmental elements for identification and analysis are: soils, geology, hydrology, topography, vegetation, climate,
    physiography, wildlife and existing land use. We also review factors of the adjacent geographical areas which may include utility lines, traffic circulation and any other site-related condition which would impact project planning.
  • OBJECTIVE ANALYSIS: Analysis of the client’s project goals is coordinated with the site inventory. Preliminary finds are considered in planning alternatives along with the socio-economic and engineering factors. Traffic and utility needs are studied and contact is established with local authorities for review and coordination.
  • SYNTHESIS: All influential factors are considered to discover opportunities and constraints for land utilization. Ideas are discussed, priorities established, modifications acknowledged in preparation for formulation of the design concept.
  • PRELIMINARY DESIGN CONCEPT: Coordination of all major components results in development of a design concept which includes design options, cost estimates and reports.
  • SCHEMATIC PLAN: The Schematic Plan indicates the broad relationship of all projected facilities at an appropriate scale, such as land use, traffic circulation and utility management. Development of a Schematic Plan facilitates discussions with the project owner as well as with the public.
  • PRELIMINARY PLAN: The Preliminary Plan is developed after evaluation of feedback from the project owner and general public (if applicable). The Preliminary Plan incorporates any suggested revisions to the Schematic plan and provides additional detail of all elements discussed.
  • MASTER PLAN: The Master Plan illustrates the final design concept, incorporating all revisions to the Preliminary Plan. The Master Plan includes accurate delineation of all functions, materials, grading, drainage and circulation. Also provided is a statement of probable project cost in conjunction with a thorough written report.
  • CONSTRUCTION AND CONTRACT DOCUMENTS: Dimensional plans, construction details and written specifications are prepared to illustrate proper construction of the design, which is essential to project success. Drawings and specifications may also be prepared for bid purposes. Bidding procedures are established, intra-professional arrangements are clarified and bids from contractors are taken and analyzed.
  • CONSTRUCTION MONITORING: Periodic field inspections are made to oversee and ensure compliance with design intent and to provide overall quality control in layout and construction.
